France remains a popular holiday destination for people from all across the world. Holiday apartments in Nice are more popular than ever before, as holidaymakers continue to flock to this area to enjoy the many attractions of the French Rivera for sea, sun and sand. Below we show you the many ways to make your vacation apartments in Nice stand out from the crowd, and how you can earn more money in the process.

The importance of advertising

Advertising is a key factor in ensuring that you gain interest and a good turnaround of tenants for your Nice property holiday let. If holidaymakers are unaware that your property is available, then not only will they miss out on great holiday accommodation, but you’ll miss out on additional income. Advertising in the correct places is vital, and when you use a professional rental company, this is all done for you. They will know all of the specialist tourist websites.

Include offers

Including additional extras in the asking rental price is always a savvy idea. This will instantly make your holiday let seem more appealing than those asking the same price. The inclusion of vouchers for local attractions and money off coupons for use at the local restaurant is always a great idea for giving guests added value too. Most local businesses are more than happy to help, as it boosts their business at the same time.

Those all important extras

The little extra touches really do help to add that wow factor to any Nice holiday let. These can include a welcome pack featuring local French chocolates and a bottle of wine. Toiletries are also always a welcome addition, especially when from the local area.

Clean and airy

Finally, it is important that the space is clean, tidy and airy. This will help with customer satisfaction, entice people back to stay, and will help to generate positive reviews and word of mouth about your property. When you use a holiday let proper service, then they can help to ensure the smooth running of your property.

Renting out your holiday home in Nice can be a lucrative decision, allowing you to make money from your French property investment while it’s empty and increasing your income accordingly.

We’ve put together the following check list of essential items all holiday apartments in Nice should have:

In the Kitchen

1. A starter pack of coffee, tea bags, sugar and milk is always welcome to guests who have been travelling a long while to reach your Nice holiday rental. You don’t need to go wild, just leave enough for them to enjoy a couple of hot drinks when they arrive, this is particularly important for guests who will be arriving in the late evening.

2. Adding bin liners to the household waste bins and the rubbish bins at the property will help ensure cleanliness throughout your guests’ stay at your holiday home.

In the Home

3. An ironing board is another essential that your guests will appreciate as it adds convenience and helps ensure garments are in top condition at all times.

4. Toilet paper is something your guests won’t pack in suitcases and could be an essential that’s needed just as soon as they arrive at your property. Don’t create a bad impression by skimping on this.

5. If your home doesn’t have air conditioning or ceiling fans, leaving a few portable fans in the home is a good idea for summer rental guests.

6. Towels and bed linen should be included in the holiday rental. You should plan to provide at least two towels two hand towels and two flannels for each guest you accommodate. You should also have spare bed linen available for all the beds, if a change is required.

In the Bedroom

7. A hair dryer is an important essential for many guests and may not be something they consider packing in a suitcase. You can pick up a cheap hair dryer for next to nothing in local shops and it will benefit your tenants enormously.

For Entertainment

8. Providing a selection of games and a deck of playing cards is great for keeping guests entertained while staying in your property.

Attractive, cultured and the perfect destination for foodies, Nice has it all. Whether you already have a holiday apartment in Nice or if you’re visiting for the first time to consider Nice as the destination for a holiday rental, here are our top five must-see attractions for you and your guests.

1. Promenade des Anglais

This is probably the most famous and popular seafront in Nice, if not the whole of France. The promenade is a stunning seven mile stretch of beautiful Mediterranean coastline curving around the Bay of Angels. The name comes from the English expat patrons who paid for it in 1822. Stroll by the crystal clear waters or join in with the skaters and cyclists, who have their own dedicated lane.

2. Palais Masséna

This fascinating museum has 20 exhibition museum rooms which tell the story of Nice from Napoleon through to the mid-20th century. It is located on the Promenade des Anglais and features stunning and colourful gardens by a famous 19th century landscape gardener (Edouard Andre) who also designed the gardens of the Monte-Carlo Casino. The museum displays decorations, furniture, and artworks amounting to more than 15,000 exhibits.

3. Old Town (Vieux Nice)

For a taste of authenticity, explore the maze of tiny streets in the Old Town. Here you can explore beautiful vibrant squares, Baroque churches, and enjoy the many delightful restaurants and shops. During the day sample the famous ice cream or at night enjoy the party atmosphere in the may bars and nightclubs.

4. Musée Matisse

Head to Cimiez Hill for this national museum dedicated to the work of Henri Matisse. It has one of the largest collections of his works and follows his evolution from his early works to his last ones. It is well worth a visit and if you aren’t familiar with or a fan of his art, you will be when you leave. Note: it’s closed on Tuesdays.

5. Le Open Tour

What better way to enjoy all that Nice has to offer than in the fresh air on the open-topped tourist bus? This hop-on, hop-off service means you can dip in and out of the best that Nice has to offer all day long.

When you’re preparing to rent out your apartment in Nice, it’s the attention to detail that will make the difference between an average review and a repeat booking. And a welcome basket should offer that unexpected wow that makes your guests’ stay a memorable one.

Create a five-star experience

Renting vacation apartments in Nice is now no longer the preserve of the holidaymaker on a budget. Experienced world travellers appreciate that renting holiday apartments in Nice offers greater freedom and flexibility to really experience a city, but they also have high expectations of their stay and expect it to offer the same comfort and convenience as a 5-star hotel.

So how can you replicate that experience? Imagine your guests are tired, stressed out and hungry on arrival and create a Nice apartment welcome that helps them to relax immediately in their new surroundings.

The food and drink option

A bottle of good Provencal Rosé chilling in the fridge and some carefully sourced artisanal Pâté and chèvre cheese with a fresh baguette and some delicious black Nicoise olives could form the basis of your welcome pack. Make sure that the kitchen is stocked with good coffee, herbal teas and drinking chocolate and that you provide bottled water and fresh milk. Fresh croissants, butter and delicious local jam will be welcome at breakfast time.

You could also go the extra mile and arrange a restaurant booking, set up options for click and collect shopping with the local hypermarkets and leave a full list of directions to your favourite market stalls, boulangeries and gelato shops.

Going the extra mile

If you’re welcoming a family with children, then provide age-appropriate toys – from a teddy to a games console – to keep them occupied. Discount vouchers from local attractions will also be appreciated.

For business travellers, hi-speed WiFi is essential so invest in a WiFi booster if necessary. You could also leave a useful power bank as a gift, branded with your logo and contact details.

If you offer a premium experience for a romantic retreat then scented candles, high thread count bedding, an iPod dock and samples of some delicious local olive oils, chocolates and other artisanal products will add to the atmosphere.

If you’d prefer to focus on the finer details and leave the management of your property to the professionals, then contact us at Harrison Brook Property and we’ll be pleased to discuss your requirements.

If you’re looking to rent out holiday apartments in Nice, then you’ll realise you have a choice to make between managing the rentals yourself or using a letting agency to do so on your behalf. It’s very tempting to go it alone, as the internet makes a powerful portal for attracting bookings and you won’t be losing any profits by paying an agency fee. However, there are some very compelling reasons why using a dedicated property agent is the smart choice in the long run.

Local knowledge

Unless you live in the same location as your holiday property, it can be difficult to maintain a high degree of local knowledge. Your property management agency will have their finger on the local pulse and know exactly how to market your holiday apartments in Nice. This kind of knowledge usually translates into greater guest satisfaction and higher occupancy rates, even beyond the high season.

Taking responsibility

Sometimes you don’t have the time or the energy to look after a website or deal with booking enquiries by phone. A high-quality property management company will already have a marketing plan in place, with a strong online presence and a clear idea of the target market for your vacation apartments in Nice.

A property management agency will then take responsibility for the quality of your guests’ stay, answering any queries, providing any necessary assistance and being on hand should an emergency arise. They’ll also deal with arrivals and departures and making sure the apartment is spotless for the next guests.

Professional assistance

Not only will your property management company deal with issuing booking contracts and taking deposit payments, they’ll also have expert knowledge of the current legislation as it impacts on your holiday lets and your rights and responsibilities as an owner. Should any issues arise as a result of your guests’ stay, a management agency can deal with them coolly, calmly and professionally.

If you’ve weighed up the pros and cons of doing it yourself and decided that you’d prefer to use professional property management in Nice, then talk to us. At Harrison Brook Property we’re dedicated to maximising your profit while minimising the hassle of letting your Nice holiday property, so why not contact us today to see how we can market your apartment?

Your property in Nice has the potential to bring in a significant second income for you and your family, but you need to maximise the property to get the best results you can from it. Here we explore how you can make your Nice property better suited for holiday guests.

Solve their little problems

Everything you can do to make the arrival at the property easier and more comfortable for the tenant will make it an easier sell. Consider the initial arrival in terms of the review that you want to receive at the end. Putting a bottle of local wine, some milk, coffee and tea out ready for them adds little expense to your set up but means that they can get comfortable right away.

You should also provide towels, bed linen and wifi so that they can set up immediately upon arrival with minimal stress. These simple services will lead to better experiences and better reviews that will, in turn, draw more customers in.

Make it easy to find

No matter how good your property is, holidaymakers will go elsewhere unless you make it easy to find. In a nearly saturated market, this can be difficult, but with the right property management company in Nice, you won’t need to worry about this. By allowing a large business that specialises in holiday rental properties to promote your property, you will be able to tap into a larger customer base and will start to fill your property more readily and easily.

Recommend the best of the local life

With your local knowledge, you can easily help to improve the experience of the holidaymakers on your property. Tell them where the best beaches are, where to go for the finest foods and the local tricks to avoid paying parking charges and getting ripped off as tourists. Leaving a welcome pack with some local knowledge like this in the property will help to improve the visitor’s experience and doing so will lead to better reviews and more custom.

Remember that it is all about making the property work for the holidaymaker. If you can promote their comfort and get good reviews from them, then you will have no problem filling your vacation rental. Nice is one of the most popular French tourist destinations, both domestically and internationally, so there’s plenty of competition for bookings when you’re setting up a holiday let. In this blog, we’ll take a look at some things you can offer which make you stand out from the crowd.

Social media

Tourists have so many options when it comes to finding their perfect getaway, that you can’t afford to neglect any of them, especially free options like social media. Having an active social media presence where you can be interacted with is important, but so is posting pictures, advice, local tips and holiday ideas. Potential customers are far more likely to rent from a knowledgeable local, and you can show off your city and some of your personality too!

Something different

Nice is famous for its sun and sea, but there is so much more to see on the Cote d’Azur! From water sports to hiking, biking and climbing – there are many other activities in the area to choose from – so be flexible. Help guests to take part in these activities by providing bike storage, equipment drying or washing facilities, or just a helping hand for tips and advice. It can go a long way, and secure you a niche of adventurous travellers! Also consider your policies on dogs, group bookings and children – if you can be more flexible for your guests, you’ll find that it’s easier for you to fill up that calendar with bookings all year round!

Show off

You’re here to help potential guests indulge their holiday fantasy, and you need to look the part! It can help to commission professional photos of your property to make it stand out and make your marketing fly off the screen. A property management service can help with this too, as they’ll take care of your marketing needs to get your property in front of the right people! Positive reviews on your website, social media recommendations, and photos of your happy guests are all gold dust for prospective holiday letters, so make sure you make the most of what you have!

HB Property Wine Tasting

What a great way to end a work year and get ready for the holidays! A wine tasting with our friends from Vin de Terre. The HB Property team participated in an open house wine tasting event in the original location where Vin de Terre is based just in central Nice. We have tasted a large variety of white wines with special notes like the Duberny Chardonnay Viognier, Pouilly Fume and the Saint-Bris Sauvignon Blanc. Every sip came with a little anecdote and a piece of history so time and glasses just flew by.

Vin de Terre

We’ve learned that a good Chianti wine can be recognised by a label with a black rooster. An important lesson learnt! This will not guarantee that you are drinking the best Chianti but it will say it is a good quality one. We also tried Spanish red wine from our friends at Vina Ijalba and we were quite impressed by the Ijalba Graciano – the first 100% organically-grown Graciano in the world.
So whenever you are in Nice and you are looking for a nice experience that involves wine, friends and interesting historical facts don’t hesitate to contact Ewan from Vin de Terre. Needless to say, all tours and wine tasting events are bilingual so everyone can join in. You don’t even need to travel far thanks to their central location!

Vin de Terre

Feeling thirsty? Harrison Brook Property can arrange your stay on the French Riviera. We deal with everything from fresh linen to airport transfers. We’ll even stock your fridge, and of course, include a bottle of wine from our friends at Vin de Terre. So, whether you’re ready for a holiday or you’re looking to rent out your property get in touch today! We’ll remove all the stress and make your experience unforgettable.

If you’ve stayed in holiday apartments in Nice in the past and are thinking about the city for a property investment of your own, then you won’t go far wrong as long as you keep several considerations in mind during your property search.

Think about location

It’s important that you put yourself in the mind of a tourist whilst searching for a property. If you’ve been to Nice several times before, you’ll know all about the must-see locations. Think back to when you first set foot in Nice. Thinking where a new Riviera holidaymaker would like to stay could prove vital to your rental income. Locations such as Carre d’Or, Port, Massena, and the Old Town are examples of where a holiday let will draw the most bookings. Location is a vital part of property investment, especially in Nice.

Balconies

You’d be surprised how much difference a balcony can make. Although they aren’t that common in central Nice, when you get out to some of the surrounding areas, such as Mont Boron and Fabron, you’ll find balconies aplenty. A lot of holidaymakers looking to enjoy the French Riviera may be tempted to pick your place over somewhere else if you’re offering outside space and a great view.

Natural light

It’s no secret that renowned artists such as Matisse chose to come to Nice. With millions of tourists following suit year after year, you’re going to want to make a property investment that proves that the guests are on holiday. That doesn’t necessarily mean you should be put off by a darker property though. Not afraid of a little work? You could purchase a fixer-upper for a reduced price and transform it into a naturally lit holiday hotspot.

Sea views

We’re sure you’re serious about attracting a big return on your investment. If so you’re going to want to consider a property that boasts sea views. Any apartment or villa with a sea view in Nice is likely to fetch a higher rent. For maximum rental income,

Whether you’re currently renting our your holiday apartments in Nice to visitors and tourists, or you’re just thinking about leaping into your first property investment, there’s a lot to think about. While your decor might be acceptable, with so many stunning properties out there, it’s important to ensure yours stands out from the rest – impressing your guests and improving your chances of return custom. Here are some of the latest trends you can incorporate into your property to inspire your visitors and improve your profits.

Modern fixtures

Many vacation properties feature stunning views, gorgeous furniture and great proximity to local amenities. But can lose out with less than up-to-date features, such as an old-fashioned kitchen or a retro bathroom. Though these aren’t dealbreakers for most, there are always guests who want to feel at home in their apartment, from being able to cook a meal purchased from authentic French markets to relaxing in the tub at the end of a long day of sightseeing. Providing attractive modern amenities ensures every part of your guest’s visit exceeds their expectations.

Unique features

We’re firmly in the time of social media, and there’s nothing better than seeing your property elicit delight or encouraging additional bookings thanks to an Instagram post or Facebook review. Something as simple as statement wallpaper, beautiful toiletries or vibrantly coloured furniture can make your property attract a younger, more social media savvy crowd – offering you free advertising and great reviews.

French inspired decor

If modern isn’t your thing, Nice’s floral and romantic Mediterranean past is another way you can differentiate your property. Combine French decor with painted shutters, well-maintained climbing plants and luxury furniture for a more classic feel that can transport your guests back in time. To those who live in Nice, it may feel a bit cliche, but to holiday goers these little touches will add to the novelty and romance of a vacation in Nice.

Feeling inspired? If you’re ready and raring to rent out your Nice property, we can help. At Harrison Brook Property, we take the stress out of holiday letting, leaving you to enjoy your profits and positive reviews. Set your property apart with stylish decor, exciting features and a stellar management service and you’re sure to impress. Contact us today to start your journey to profitability.
